Proof of Identity
Before any sale can proceed, sellers must verify their identity. This is a legal requirement under anti-money laundering regulations. Your solicitor or estate agent will typically ask for a valid passport or driving licence for photo ID and a recent utility bill, bank statement, or council tax bill (dated within the last three months) as proof of address.
Title Deeds
Title deeds confirm that you are the legal owner of the property. If you have a mortgage, your lender or solicitor may already hold them. For most modern homes, ownership details are now recorded digitally with HM Land Registry. If your property has not been registered, as is often the case with older homes, you’ll need to locate the original paper deeds or request assistance retrieving them.
Property Information Form (TA6)
This form provides essential information about the property to the buyer. It covers details such as boundaries, disputes, alterations, guarantees, and services. Completing this accurately and honestly helps avoid complications later in the sale process.
Fittings and Contents Form (TA10)
